P&L Mortgage Loan
Traditional banks look at your tax returns. We qualify you based on your true business profit.
What is a P&L Mortgage Loan?
Profit and Loss (P&L) mortgage loan is an alternative financing option (classified as a Non-QM or Non-Qualified Mortgage) that allows self-employed borrowers and business owners to qualify for a home loan using a business profit and loss statement instead of traditional tax returns or W-2s.
P&L Mortgage vs. Bank Statement Loan: Which Is Right for You?
| Feature | P&L-Only Mortgage Loan | Bank Statement Mortgage Loan |
| Primary Document | <12 or 24-Month Profit & Loss Statement | 12 to 24 Months of Bank Statements |
| Preparation | Must be compiled/certified by a licensed CPA, EA, or tax preparer | Borrower provides complete business or personal bank PDFs |
| Income Calculation | Based on net business profit reflected on the P&L | Based on average monthly eligible deposits minus expense factor |
| Best Suited For | Businesses with high gross revenue, clean bookkeeping, and low overhead | Businesses with high gross cash flow where a CPA-audited P&L isn’t ready |
| Paperwork Load | Very light (1–2 page financial statement + preparer letter) | Moderate (12–24 individual multi-page bank statements) |
Key Benefits
Zero Tax Returns or W-2s Required
-
Keep your tax deductions: Qualify using your true business profit rather than line 31 of your tax returns after heavy write-offs and depreciation.
-
No complex schedules: Bypass the hassle of gathering two years of personal 1040s, corporate tax returns, K-1s, and W-2 forms.
Standard 30-Year Fixed Financing (Not a Short-Term Loan)
-
Long-term stability: Secure standard 15- or 30-year fixed-rate mortgages, or flexible interest-only payment structures—not a 12-month bridge note.
-
Flexible documentation windows: Choose between a 12-month or 24-month CPA-prepared P&L statement depending on your recent growth trends.
Streamlined Underwriting & Fast Pre-Approvals
-
Minimal documentation load: Qualify with a single CPA/EA-certified P&L statement, business license verification, and proof of liquid reserves.
-
Speed to closing: Clear conditions and receive loan approval in days rather than waiting weeks for complex corporate tax return audits.
High Loan Limits for Primary, Second, & Investment Properties
-
Jumbo buying power: Access loan amounts from $150,000 up to $3,000,000+ to purchase or refinance luxury and high-value homes.
-
Versatile property use: Available for owner-occupied primary residences, vacation homes, and 1–4 unit residential income properties.
Common-Sense Qualification for Business Owners
-
True cash flow recognition: Underwriting evaluates your business’s actual net operating profit and forward momentum.
-
Sensible credit tiering: Accommodates self-employed borrowers across multiple credit tiers (starting at 620–660 FICO) without rigid conforming debt-to-income caps.
What Documents Do You Need to Qualify?
Rather than scrutinizing taxable income after deductions, our non-QM underwriters evaluate your business’s true earning capacity. To apply, you will need:
-
Certified Profit & Loss Statement: A 12- or 24-month statement detailing gross revenue, cost of goods, operational expenses, and net profit.
-
Preparer Attestation Letter: A formal verification letter from a Certified Public Accountant (CPA), Enrolled Agent (EA), or licensed tax preparer confirming they prepared or reviewed the document, along with your ownership percentage (minimum 25%–50%).
-
Proof of Business Operation: An active business license, Articles of Incorporation, or an IRS EIN letter verifying at least 2 consecutive years in business.
-
Reserve Assets: Typically 2 to 6 months of principal, interest, taxes, and insurance (PITI) in verified liquid reserves.
FAQ
No. Most wholesale and Non-QM lenders require the P&L statement to be prepared, reviewed, or signed off by an independent third-party professional, such as a CPA, Enrolled Agent (EA), or certified tax preparer.
Conventional Fannie Mae and Freddie Mac guidelines evaluate your net taxable income from line 31 of your Schedule C or corporate tax returns. If your business takes legitimate tax write-offs, depreciation, and business expense deductions, your paper income may appear too low to qualify. A P&L mortgage bypasses tax returns entirely, using your true operating profits.
While you do not need 12 to 24 months of full bank statements as you would in a bank statement loan program, some lenders may request 2 to 3 months of recent business bank statements simply to cross-check that deposit patterns match the revenue claimed on your P&L.
Because P&L mortgages fall into the Non-QM (Non-Qualified Mortgage) category and require alternative documentation, rates are typically slightly higher than standard conforming loans. However, they remain highly competitive compared to commercial or private bridge loans and can be refinanced into conventional loans down the road.
Yes. P&L loans can finance primary single-family homes, luxury estates, vacation homes, and 1–4 unit residential investment properties.
